About the area
San Jose Estates was laid out in 1925, in the Florida land boom, on about 1,000 acres of former plantation land on the east bank of the St. Johns River. City planner John Nolen planned it, and the architects Marsh & Saxelbye designed its first Mediterranean Revival buildings. The 1926 crash stopped the plan, and most of today's homes came later: Lakewood, to the north, was built out with postwar houses by 1961. Half the homes in ZIP 32217 were built in 1971 or earlier.
Neighborhoods we serve
Field note from Rick
Customer Concern: Musty odor near HVAC closet and recurring dark staining on drywall around air handler. Inspection Findings: Inspected HVAC closet and return air plenum. Observed visible microbial growth / suspected mold on drywall adjacent to HVAC return duct and along lower closet wall. Return plenum appears uninsulated, with possible air leakage at duct connections. Closet has limited ventilation and elevated humidity conditions. Suspected Cause: HVAC condensation issue caused by thermal bridging, inadequate duct insulation, and possible return air leakage. Cold return duct surfaces may be causing adjacent drywall temperatures to fall below dew point, resulting in condensation and repeated moisture exposure. Potential air sealing / vapor barrier deficiencies contributing to humidity buildup and fungal growth. HVAC Contamination Concern: Return duct may be pulling air from contaminated HVAC closet through unsealed connections. Negative pressure at return plenum could allow airborne mold spores and particulates to enter HVAC return air stream and circulate through supply ductwork. Duct contamination and airborne distribution not confirmed. Further HVAC inspection recommended. Recommended Scope / Next Steps: Check relative humidity, temperature, dew point, drywall moisture readings, return plenum insulation, and HVAC air leakage. Inspect air handler and return duct interior for visible contamination. Recommend HVAC contractor correct duct insulation and air sealing deficiencies before mold remediation. Evaluate affected drywall for cleaning versus removal based on material condition and extent of microbial growth. Consider containment and HEPA air filtration during remediation as appropriate.
San Jose mixes a few 1920s San Jose Estates houses near the river, postwar and mid-century homes in Lakewood and along the creeks, and 1980s condos and townhomes. Half the homes in ZIP 32217 were built in 1971 or earlier. After a leak, the priorities are to stop the source when safe, document affected rooms and check for moisture behind walls and under floors.
In homes built before 1980, original or patched supply lines, shutoff valves and drain lines may be near the end of their service life, and earlier repairs are not always visible. Know where your main water shutoff is and test it. Ask a licensed plumber to check piping and the water heater, and photograph any slow drip before cosmetic repairs.
Painted surfaces in pre-1978 homes may require lead-safe practices, and suspect asbestos-containing materials cannot be identified by appearance and need evaluation before they are disturbed. If water is present, arrange prompt moisture readings so drying can start without unnecessary demolition.
San Jose sits on the east bank of the St. Johns River, with Goodbys Creek to the south and Christopher Creek along Lakewood. In Hurricane Irma in 2017, the river reached a record level in Jacksonville and homes in several neighborhoods flooded. Check the FEMA flood map for your address; a neighborhood label does not tell you your risk.
About 45% of homes in ZIP 32217 are not single-unit houses. In a condo or townhome, water from one unit can travel to the next before it shows. Notify management, check adjacent units and keep photos and moisture readings for each insurer involved.
Housing figures: ACS 2020-24, Census ZCTA 32217. Flood exposure, plumbing and building materials vary by address. Census figures cover all of ZIP 32217, which includes Lakewood and other neighborhoods beyond San Jose. Contaminated outside water requires different precautions from a clean supply-line leak; insurance coverage depends on the policy and loss circumstances. Check FEMA flood maps by address.

Mold around an AC unit is usually a sign of excess moisture. In Jacksonville's humid climate, poorly insulated ductwork, leaking return air connections, or condensation can create damp conditions inside an HVAC closet. When drywall repeatedly absorbs moisture, mold can begin growing on the surface. The first step is identifying where the moisture is coming from before cleaning or removing the affected material.
