Get ahead of water and humidity

Find small problems before they turn into water damage or mold

Florida humidity works on your home every day. A clogged A/C drain line backs up. A bathroom exhaust fan that vents into the attic leaves moisture where it can do damage. A worn supply line lets go when no one is home.

Humidity that stays high gives mold a place to grow, on bathroom ceilings, in closets and in the attic. Most of these problems are small. They are cheap to fix on your schedule, and expensive at 2 a.m.

Dark spots on your bathroom ceiling? Add bathroom ceiling mold treatment to your visit for $375 per bathroom.

Just need your dryer vent cleaned? Dryer vent cleaning only, starting at $149.

What's included in your $289 visit

Dryer vent cleaning

We clean your dryer vent from the dryer to the exterior exit with rotary brushes and a HEPA vacuum. We take airflow readings before and after, so you see the difference. A clear dryer vent reduces fire risk, shortens drying times and eases wear on your dryer.

Dryer vent cleaning on its own

Two bathroom exhaust fans

We clean the fan unit, blades and cover, and the exhaust duct that carries air outside. We check that each fan actually vents outdoors. A fan that vents into the attic leaves moisture behind, which can lead to attic and ceiling mold. We clean fans; we do not replace fans or repair vents.

A/C condensate drain line flush

We clear and flush the drain line from the outside and treat it for algae. A clogged drain line can back up and overflow, which can cause ceiling and wall water damage. One A/C unit is included.

Home water and humidity check

A visual check of the spots where water and mold trouble start, with readings, photos and a written summary:

  • Main water shutoff. We find it, try operating it, and attach a waterproof tag with our phone number so anyone in your home can find it fast. If the valve will not operate, we tell you and refer you to a preferred plumber.
  • Supply lines. We check the braided supply lines and angle stops for your washer, toilets and sinks, and photograph anything worn, corroded or leaking.
  • Indoor humidity. We measure the relative humidity in your main living areas and bathrooms with a digital meter and record each reading in your report. Indoor humidity that stays above 60% gives mold a chance to grow, so we tell you if your readings are high.
  • Moisture readings. We take moisture meter readings under bathrooms, around the water heater, near the washer and by the A/C closet.
  • Water heater. We note its age, look for rust or leaks at the base, and check for a pan and drain.
  • A/C air handler. We photograph any staining or moisture around it from the outside. If we see something, we point you to a licensed HVAC contractor. We do not open or work on the unit.

We do not open walls or make plumbing or HVAC repairs.

Bathroom ceiling mold treatment

Dark spots on a bathroom ceiling usually come from shower humidity, and paint alone will not keep them from coming back.

We clean and treat the ceiling, up to 10 square feet of visible mold growth per bathroom, and seal it with a mold-inhibiting primer. The fan and exhaust duct cleaning in your visit helps keep shower humidity from building up again. It costs $375 per bathroom, available only as an add-on to the Water and Mold Prevention Visit, and it is a good fit for landlords and property managers.

Questions homeowners ask

What is a Water and Mold Prevention Visit?

A Water and Mold Prevention Visit is a planned home visit from Rainbow Restoration of Deerwood in Jacksonville that looks for the small problems behind both water damage and mold: clogged drains, trapped humidity and worn supply lines. We clean one dryer vent and two bathroom exhaust fans, flush the A/C drain line for one unit, and complete a home water and humidity check with photos and a written report. It costs a flat $289.

How much does a Water and Mold Prevention Visit cost in Jacksonville?

Rainbow Restoration of Deerwood charges a flat $289. Each additional vent cleaning is $75 and each additional A/C unit is $25. If a dryer vent exits through the roof of a single-story home, add $50.

What is included in the $289 visit?

One clothes dryer vent cleaning, two bathroom exhaust fan cleanings, a drain line flush for one A/C unit, and the home water and humidity check: main shutoff tag, supply line check, indoor humidity readings, moisture readings, water heater check and an air handler stain check. Rainbow Restoration of Deerwood, Jacksonville.

How long does the visit take?

A Water and Mold Prevention Visit from Rainbow Restoration of Deerwood in Jacksonville takes 2 to 3 hours. Dryer vent cleaning alone takes about 1 hour.

What indoor humidity is too high in a Florida home?

The EPA recommends keeping indoor humidity below 60%, ideally between 30% and 50%. Humidity that stays above 60% gives mold a chance to grow on walls, ceilings and inside closets. During the Water and Mold Prevention Visit, Rainbow Restoration of Deerwood measures the humidity in your main rooms and bathrooms and records each reading in your report.

Can a bathroom exhaust fan cause attic mold?

Yes. A bathroom exhaust fan that vents into the attic instead of outside puts warm, wet air on the roof deck and insulation, where mold can grow. During the prevention visit, Rainbow Restoration of Deerwood cleans the fan and its exhaust duct and checks that each fan actually vents outdoors.

Why does mold keep coming back on my bathroom ceiling?

Shower humidity is the usual cause, and paint alone does not stop it. Run the exhaust fan during and after every shower, keep the fan and its duct clean, and treat the ceiling instead of painting over it. Rainbow Restoration of Deerwood treats bathroom ceilings with up to 10 square feet of visible mold growth for $375 per bathroom, as an add-on to the $289 visit.

Do I need to be home?

Yes. An adult must be home for every visit from Rainbow Restoration of Deerwood. The full Water and Mold Prevention Visit takes 2 to 3 hours, and dryer vent cleaning alone takes about 1 hour.

What if I have more than one A/C unit or more than two bathrooms?

Rainbow Restoration of Deerwood flushes each additional A/C unit for $25 and cleans each additional vent, whether a bathroom exhaust fan or a dryer vent, for $75. Tell us your counts when you book so the price is set before the visit.

Do you clean rooftop dryer vents?

Rainbow Restoration of Deerwood checks and cleans rooftop dryer vent exits on safe, single-story homes in Jacksonville for an extra $50. We check where your vent exits when we arrive and tell you before we start. On a two-story home, or if the roof is unsafe, we do all the other work, skip the rooftop exit and do not charge the $50.

Do you treat mold on bathroom ceilings?

Yes. Rainbow Restoration of Deerwood treats bathroom ceilings in Jacksonville with up to 10 square feet of visible mold growth, as an add-on to the $289 Water and Mold Prevention Visit. We clean and treat the ceiling and seal it with a mold-inhibiting primer. The price is $375 per bathroom.

Do you work inside my A/C unit?

No. Rainbow Restoration of Deerwood clears and flushes the A/C condensate drain line from the outside and treats it for algae. If we see a concern inside the unit, we tell you and point you to a licensed HVAC contractor.

What if you find a problem?

We put it in your report with photos. For plumbing or HVAC fixes, Rainbow Restoration of Deerwood points you to a licensed contractor. If we find water damage or mold, we handle the mitigation and mold work ourselves.

What is the shutoff tag?

It is a waterproof tag Rainbow Restoration of Deerwood attaches at your main water shutoff during the prevention visit. It shows where the shutoff is and carries our phone number, so anyone in your home can find it fast.

What happens if my main water shutoff will not turn?

Rainbow Restoration of Deerwood tries to operate your main water shutoff during the visit. If it will not operate, we tell you and refer you to a preferred plumber. We do not repair or replace valves.

Is this a home inspection?

No. The Rainbow Restoration of Deerwood prevention visit is a maintenance check, not a home inspection. We clean, take readings and photos, and list anything that needs attention. Plumbing and HVAC repairs go to a licensed contractor.

Is this the same as your emergency service?

No. A prevention visit is planned ahead to find small problems early. For a water emergency in Jacksonville, call Rainbow Restoration of Deerwood at (904) 862-7522, any time. Water emergency? Crew dispatched within 1 hour.
